Mould
We always find the root cause first. Treating the surface without understanding why the mould is there means it will return. We use specialist measuring equipment to trace where the moisture is coming from before recommending any removal. Our goal is a lasting solution, not a temporary fix.
If the root cause is properly identified and addressed, it should not return. That is why investigation always comes before removal with us. We also provide clear aftercare guidance after every job so you know exactly what to do to keep your home mould-free going forward.
Most residential mould removal jobs are completed in a single visit of two to four hours. Larger or more complex cases may require a follow-up visit. We will always give you a clear timeframe before we start.
Yes. We use professional grade products that are safe for use in occupied homes and will advise you on any precautions needed during or immediately after removal. Most families can remain in the property throughout.
DIY products can deal with very small surface patches but professional removal is needed when mould covers a significant area, keeps coming back after cleaning, is black or dark in colour, is present in multiple rooms, or there are people in the household with respiratory conditions or young children.
Damp
Rising damp is caused by moisture travelling upward through the building structure from the ground and typically appears as a tide mark low on internal walls. Penetrating damp is caused by water entering through the building fabric, often from defective guttering, roofing or pointing. Condensation is caused by warm moist air meeting cold surfaces and is commonly linked to poor ventilation. Each requires a different treatment, which is why accurate diagnosis matters.
Yes, always. Treating without a proper diagnosis significantly increases the risk of applying the wrong treatment, which wastes money and leaves the underlying problem unresolved.
Yes. Mould is almost always a symptom of a damp problem. Damp creates the moisture that mould needs to grow. Treating the mould without addressing the damp means it will return. We investigate and treat both together so you get a complete and lasting solution.
Odour
Yes. Intermittent smells that worsen after rain, in the morning or in specific rooms are often the most informative for diagnosis. The more detail you can give us about when and where the smell is strongest, the better.
They will mask it temporarily but they will not fix it. Persistent odours almost always have an underlying cause, whether mould, damp, a drainage issue or biological contamination. Until that cause is addressed, the smell will return. Our investigation identifies the source so it can be properly eliminated.
Ozone treatment uses professional equipment to generate ozone gas which neutralises mould, bacteria and odour compounds at a molecular level throughout an entire space, including areas no surface treatment can reach. It is particularly effective for widespread contamination, persistent odours that have not responded to standard removal, and properties affected by smoke, flooding or previous occupants. The property must be unoccupied during treatment and for a short period afterwards.
Indoor Air Quality
Common signs include persistent musty or stale smells, recurring condensation on windows or walls, family members experiencing unexplained respiratory symptoms or headaches, a home that feels stuffy despite adequate heating, or a property that has recently had flooding or building work. Many air quality issues are invisible, which is why a professional assessment using measuring equipment gives you a much more accurate picture than a visual inspection alone.
We measure moisture levels in walls, floors and ceilings, relative humidity throughout the property, CO2 levels as an indicator of ventilation quality, mould spore concentrations in the air and temperature differentials that can indicate condensation risk. Following the visit we provide a clear written report with plain-language recommendations.
Yes. Prolonged exposure to mould spores, high humidity, poor ventilation and airborne pollutants can affect respiratory health, sleep quality, allergic responses and general wellbeing. The effects are often gradual and can be attributed to other causes, which is why many people do not connect their symptoms to their indoor environment until a professional assessment identifies the issue.
Landlords and Awaab’s Law
Awaab’s Law is legislation introduced following the tragic death of two-year-old Awaab Ishak, who died as a result of prolonged exposure to mould in social housing. It requires social landlords to investigate damp and mould hazards within 10 working days of a report and complete remedial work within a further 5 working days. The Renters’ Rights Bill is expected to extend similar obligations to private landlords.
You should acknowledge and log the report immediately, arrange a professional investigation within 10 working days, obtain written documentation of the findings, complete all necessary removal within 5 working days of the investigation and follow up to confirm the issue is resolved. Keeping thorough written records throughout protects your legal position.
