We understand the timescales Awaab’s Law requires. We aim to respond to landlord enquiries the same day and can usually arrange an assessment within a few days. For urgent situations, call us directly on 01332 480537

    Full documentation

Every investigation and treatment we carry out comes with written documentation including our findings, the work completed and recommendations for ongoing maintenance. This gives you a clear record you can keep on file and refer to if needed.

    End to end service

From the initial investigation through to treatment and follow-up, we handle the entire process. You do not need to coordinate multiple contractors. We assess, we treat and we advise, all in one joined-up service.

What is Awaab’s Law and what does it mean for you?

Awaab’s Law is legislation introduced following the tragic death of two-year-old Awaab Ishak, who died as a result of prolonged exposure to mould in social housing. His case brought national attention to the serious health risks of damp and mould in homes and prompted significant changes in the law. The legislation requires social landlords to investigate damp and mould hazards within 10 working days of a report from a tenant and to complete all necessary remedial work within a further 5 working days. Emergency situations must be addressed within 24 hours. The Renters’ Rights Bill is expected to extend similar obligations to private landlords in the near future. Whether you manage social housing or private rental properties, the direction of travel is clear. Acting quickly and professionally when damp or mould is reported is no longer optional.

What happens if you do not act?

Failure to meet these obligations can result in formal complaints to the Housing Ombudsman, legal action from tenants, significant financial penalties and serious reputational damage. Beyond the legal risk, the health consequences for tenants, particularly children, elderly residents and those with respiratory conditions, can be severe.

Ozone treatment for landlords: reset your property between tenancies

    What is ozone treatment?

Ozone (O3) is a naturally occurring form of oxygen. Our commercial ozone generators produce it in a controlled way and fill the empty property with it. Ozone reacts with the molecules that cause odours and breaks them down at source, so it neutralises smells rather than masking them with fragrance.

Because ozone is a gas, it reaches the places cleaning cannot. It gets into carpets and underlay, soft furnishings, plaster, fabrics, cupboards and air vents, where lingering odours tend to settle.

Why it works when a deep clean has not

A deep clean removes what is on the surface. Persistent odours are usually absorbed deeper into the fabric of the property. That is why a smell can come back a few days after a professional clean, often just as a new tenant is due to move in. Ozone treatment deals with the odour throughout the whole property, not just the surfaces that can be reached.

Where landlords most commonly use it

The landlords and letting agents we work with most often call us for:

    • Cigarette and cannabis smoke absorbed into walls, ceilings and carpets
    • Pet odours, including urine, from previous tenants’ animals
    • Cooking smells, particularly strong spice and grease odours that have built up over years
    • Damp and musty smells that remain after a leak or mould problem has been dealt with
    • Stale, lived-in odours in properties that have been poorly ventilated or empty for a long time

    The benefits for landlords

    01

    Back to a neutral state

Ozone treatment brings the property back to a clean, neutral smell so it is ready for the next tenant. It removes lingering evidence of how the last tenant lived.

    02

    Quicker turnaround

Most properties can be treated and ventilated within a day, so the property does not sit empty while you try repeated cleans, repainting or replacing carpets that may not solve the problem.

    03

    Tenants in sooner

A property that smells fresh on viewing lets faster and makes a better first impression. Fewer void days means less lost rent and fewer complaints from incoming tenants.

    04

    Documented for your records

As with all our work, you receive written confirmation of the treatment carried out. You can keep this alongside your inventory and check-out reports.

    ✓

    Is it safe?

Ozone treatment is carried out only in unoccupied properties, by our trained technicians. The property is sealed during treatment and then ventilated before anyone goes back in. Ozone leaves no chemical residue, as it naturally breaks back down into oxygen.

    What our landlord clients say

“I contacted several companies but their prices were incredibly high. Intra Air offered a very reasonable quote and, when they arrived and found the job was bigger than expected, they honoured the original price without question. The work was completed the following week while others wanted one to two weeks just for an inspection. The team were polite, responsive and even arranged a complimentary indoor air quality inspection afterwards. I could not be happier and would highly recommend them.”

    Ilana – Derby

“We discovered a slow leak at our rental property and received quotes of around thirty thousand pounds just to remove the mould. Intra Air were a breath of fresh air. They came in, got the job done and kept us updated throughout a very stressful house move. They even repainted the walls so the property was literally back to normal. I am so grateful this is finally resolved. Thank you.”

    Sasha – Leamington Spa

“A big thank you to Emeka and the Intra Air team for their outstanding customer service and immaculate finish. The care and professionalism they brought to the job was impressive from start to finish. They certainly went the extra mile and I would not hesitate to recommend them.”

    Jazz – Birmingham
